Although summer officially starts June 21, THE SEASON has begun. There’s still time to make cottage dreams come true for this summer with closing in time for Canada Day a possibility.

We’ve received several calls in the last few days from people wanting to know if there’s time. The answer is yes!

Things to be aware of if making a cottage decision are the following: the number of sales on a YTD basis as compared to last year are lower (about the same as 2016) and prices have moderated to 2016 levels too. Some of it may be mix, at this time of year it’s hard to say definitively that we have a trend. Unlike last year, the busiest segment is $1 million to about $1.5.

We’ve also begun seeing price adjustments as sellers realize the intensity of last year didn’t winter as well as hoped. We haven’t seen fire sales. Don’t be thinking that low balls are the order of the day. That’s not the case.

In terms of Rosskoka Team, our business is tracking ahead of last year. We have been busy. If you’re one of those people who want a property for the season this year the next couple of weeks are critical.

By the same token, if you’re wondering about listing your property, recognize that there’s a latent demand as the number of sales is lower than last year. It’s just that your property needs to be seen as good value with an appropriate ask. We’ve seen several offers stall with sellers taking a hard line.
