Whether we’re speaking with sellers or buyers, it’s important they understand it’s the things that cannot be changed that matter most when selling or buying. The 5 boxes of waterfront property are (in no particular order) view, nature of the waterfront, conformation of the land, privacy and exposure.
Take exposure. If watching the moon rise across the lake is a romantic requirement or fire pit light show need, then having a west facing property is the wrong choice. With that exposure, you’ll never get a moon rise at the water. If it’s a long view you want for dock time, then a view looking across a narrow bay or the back end of an island will limit dock time enjoyment and possibly bring frustration.
Our first cottage had a nice view, but lost the sun on the dock around 6 pm. It drove us nuts, looking at a neighbour’s place from our shade while they were in full sun. We did not know it when we bought, but we soon learned that late day sun was important to us. We got moon rises though… and enjoyed every one!
The boxes represent trade-offs. It’s rare to get all your unchangeables ticked. Knowing how you rank them, what matters most to you, is important. Ticked boxes equate to value. Boxes also help people understand what they are willing to compromise. And that’s just as important as knowing what you want.
Under most circumstances it’s relatively easy to find property with 3 boxes ticked. Make sure they are the boxes you want as a buyer. As a seller, recognize the compromise you’ve been willing to make, may not be one which others so readily accept. Boxes equate to value and people have different priorities. Some would rank view above nature of the waterfront or confirmation (slope) of the land, for others waterfront facing the sun is paramount.
