Every once in a while a unique property comes to market. In 2007 such a property did. On Lake Rosseau it had smaller frontage (100’) facing west. Gentle land. It’s uniqueness was twofold. First, it had an old two storey boathouse with two bedrooms and a full kitchen. Second, the cottage was new, a rebuild, using quality materials and fine finishes. Only 25’ from the lake, the cottage would easily have felt ‘at home’ on a lot more than twice the size. From the media room and wet bar on the lower level to the master with ensuite on the top floor, the building oozed charm and relaxation. It was very well done. Last week it came back to market. It had aged well, being cared for thoroughly. With few updates over the intervening 14 years, the building has both currency and timelessness. The owners had done a good job. On the market through two weekends it had more than 80 showings. When offers were held on Sunday, 7 parties came to the table. Each of them serious. If commitment had been the measure, the outcome could’ve been different. As it was, depth of pocket ruled. Quite possibly another record was set.
Good properties sell well. Every property, though, has a compromise. In this case it was size of lot. Make sure you know what compromises there are and if you’re willing to live with them, because they will always be there.
In the coming weeks a fair number of new listings will be coming to market and properties not selling so far, will likely be repriced. Regardless, check out the compromises!
