We’ve been working the cottage marketplace for almost 20 years. Most of those years have followed a similar pattern. From the end of March through May, roughly 50% of the year’s business is transacted. 25-30% of the business comes after Labour Day until end of October. Summer accounts for maybe 15%, winter the rest.

For the last year, COVID flattened the curve. Spring was slower than usual as people learned about masks and distancing. As those practices became the custom, busyness moved into summer. It was almost as if someone, somewhere, turned on a tap. Not full, but the flow was steady. Spring accounted for maybe 20 percent, summer picked up and carried 25%, autumn followed with more than its usual share while winter almost tripled. Each quarter was out of synch as people learned they could work anywhere. At the same time, as the demand for year round accommodation grew, school enrolments went through the roof.

Demand for year round living has had impact in a number of ways. More people are buying as they would in the city. The building has become more important than the land. For many new buyers, especially those working with realtors who don’t know the lakes, they are learning the lovely building they have purchased is on property they would like to change but can’t. The waterfront will be in shade in the afternoon, they did not know their bay had a weedy bottom, the protected channel is a thoroughfare and sitting on the dock is not a quiet experience, being in the lee of the land is attractive to mosquitos, are a few of the things they would like to change.

It’s not all that way. Being patient and becoming informed helps make better buying decisions for the long term. Relative to demand, inventory is tight. Finding a property with the right attributes takes time. When you find it, remember two things: today’s asking prices are marketing tools. They do not represent value; the other is, if you like the property others will too. If you want it, be prepared to go for it.
