Not yet spring🌹, but that isn’t stopping early birds🐦. In the last week or more, new listings and revived listings have begun making their way to market. Although snow cover has shrunk❄️🌨️, it’s still there. Freezing rain🌨️ seems to be the precipitation du jour, resulting in sleek roads and crusty (deep) snow.

If you’re thinking of travelling north to see property, it may be a tad early. One of the unchangeable joys of cottage life is nice land and good waterfront. Neither of those can be seen right now. Be careful.

The other day we were looking at a listing on a lake north of Huntsville. Lots of morning sun, moderate slope (which would usually indicate deeper water) and good privacy. It wasn’t until we saw pictures from when it was listed previously that we saw how weedy the waterfront was. Nothing could have prepared us for that surprise. Especially the landform.

One year in late February we were showing property and our buyer brought along an ice auger. He wanted to see what the lake bottom was like (he did not like soft bottoms). Two of the three properties that day did not make the grade. Without the auger, we would not have known.

It’s important that those things which cannot be changed are acceptable. Make sure, as best as you can, that the waterfront is what you want!
