Trillium are in abundance and trees are leaved. Black flies are waning and water is getting warmer. May 24 has come and gone. The season is upon us. Expect weekend travel times to lengthen. However the joy of being by the water, or on it, far outweighs a slightly longer commute.

Our marketplace is in transition. A number of listings have been recalibrated as sellers realize the buyer/seller balance is more equitable than the last couple of years of COVID. There have been numerous sales in competition and most of them have come close to asking price with a few meeting or going over ask. Tracking sale values is complicated by renovations and updates. Comparing a property with one that has made changes requires what we call ‘adjustments’ which in some cases are judgement calls. That said, it appears values are in line with the end of last year. The normal ‘spring bump’ has been reflected in volume and not price so much. Many properties are selling quickly, within days of coming to market.
