Last week we talked about ticking boxes… making sure the property is right and the compromises it represents are acceptable. In some ways it’s easy dealing with the intellectual exercise of choosing. More and more we’re finding people doing their research online and making their choices without actually seeing the property.

To some degree, when thinking about an urban setting, views often don’t matter. Likewise, privacy is something inside the home and land conformation usually is not an issue. Waterfront rarely is. Sometimes, an urban buyer is concerned about exposure. They want evening sun in the back.

People learn to assess a property online because to a large degree the decision is about the house. The building, and not the boxes we discussed last week, is the focus of attention.

Sometimes online representation of cottage property gives a good sense of the land, how it feels, where the sun falls. However, as often as not, what isn’t shown online is just as important, sometimes more so.

There’s a property for sale right now with a glorious view. What the pictures don’t show is the more than 100 steps down to the water.

It’s important to walk the land before choosing. Cottages can be changed over time. Land, views and sun cannot. Noting a property has a particular exposure could be meaningless if the land is ‘right’ and sunlight is unimpeded.
