Summer. It’s here! The lakes are warming up, sunsets are glorious and for the first time in a long while it’s difficult to find a parking space on the main drag. Cottagers are back and there’s a general note of happiness in the air. Something we’ve missed for quite a while.

Real estate is active. No, it’s not as intense as the spring. But it’s still active. Just yesterday we were involved with a transaction on a small lake. Our buyers are happy. There were more than 10 offers and they prevailed. The sellers, who are leaving the lake for the last time, are happy too.

The sale gave us pause to look at what’s happened in the last 7 days in the area we service. 101 waterfront properties came to market. In the same time, 83 properties moved to ‘pending’, which means they sold firm. Some of those 83 may have been among the 101, but just as likely came to market the week before. Looking behind the curtain, of those 83, 24 moved to pending from ‘conditional’, which means more than a quarter of these sales probably transacted without competition.

When we look at prices achieved relative to asking, 38 of the 83 properties sold above ask by 1% or more. 31 sold at ask or just below. The remainder (14) sold more than 1% below ask. In the same week, 25 properties had price decreases. For many of them the decrease was less than 3%. The average length of time on market for those changing their price was about 20 days. A number of them had published offer dates and no body came to the party. The sellers were priced too high.

We have to put these numbers into context. Every summer, waterfront sales slow from the busy days of spring. People buying today usually won’t get possession until late July or August. Sales activity is less intense in summer. Many buyers have found their cottages already. That said, well priced property sells quickly in every price range throughout the season.
