Two interesting components of a typical fall market in cottage country are these:

1. Properties come to market that have not been for sale for a long time and
2. Properties which haven’t sold during the season take significant reductions.

Both of these have happened this week.

In the first instance, a property on Lawrence Drive, Clearwater Lake (southern Gravenhurst Township) came to market for the first time in 57 years. Built close to the water, it’s an amalgam of two small Panabodes. The cottage is not much more than 1000sf, but the land, view, exposure and privacy are sublime. It’s a special place – especially for someone with vision or a love for cottaging ‘the way it used to be’. The property came to market at $999K and sold over asking in a matter of a few days.

Long held gems have a way of sparkling bright!

In the second instance there are two properties of note. The first, on Jean Marie Rd on Little Lake Joe came to market in May at $7895K. 2-Storey Boathouse, 5 bedrooms, 6 baths, 4000sf. Nice waterfront and good privacy. By July it was $6595K and August $6195K. Last week it was reduced to $4195K and it is now conditionally sold.


The other, on Joseph St in Port Carling, on Mirror Lake with sunny south exposure, sand entry and deep water, 3 beds 3 baths, came to market in August at $2195. After a couple of reductions, it’s now $1599K. An excellent value.

How does this happen? Sometimes it’s timing and sometimes the property comes to market at the wrong price. Whatever the reason, the outcome is to a buyer’s advantage, if vigilant.
