March is coming in and we’ve had a good taste of winter. Muskoka’s Festivals of Winter have pretty much run their course. Not like the GTA or Golden Horseshoe, we really have snow here. Someone came up the other day to look at property in sneakers. It doesn’t work so well when uncleared pathways are almost knee deep in the white stuff. The good news is snow is not nearly as severe as last year, so expectations for dramatic spring runoff are slim. We are hoping for spring to be earlier than last year’s cool, later effort. That doesn’t mean it’s easy sailing. The last two days around Barrie and Orillia have been as if a curtain of white has been spread across the highway. Streamers off Georgian Bay have caused whiteouts and significant drifting. There’s a big difference between the near north and the Big Smoke.
Snow squalls have not dampened business, there have been quite a few new listings and sales. So far this year in the District of Muskoka alone lakefront sales are up 4% in units from last year, average price has moved from $737K to $843K, an increase of 14.3% for the first two months of 2020. The median (or middle price) of those properties selling has moved up from $465K to $572K or 23%. Numbers may vary in Parry Sound and Haliburton but the trend is fairly clear. More property is exchanging hands at higher values. At the time of writing we made an offer for a client and have found out since we are now in competition. The good properties don’t last long. This one came to the market midweek.
What makes a property good? Other than the eye of the beholder, it’s a sense of value. Is the property priced attractively? If you’re thinking of selling, call us to discuss strategy.
